Not sure what’s wrong or where to start? Our Diagnosis Call is for homeowners who want a professional set of eyes on a problem before deciding what to do next. This service includes up to 30 minutes of troubleshooting
We’ll come out, troubleshoot the issue, explain what we find, and walk you through the recommended next steps. This is a great option if you’re handy and plan to make the repair yourself, or if you’re working within a budget and just need help figuring out the problem.
Diagnosis Calls are for troubleshooting and recommendations only. Repairs or materials are not included.

Bathroom / Kitchen

Starting at $200
Tub and shower caulk is one of those small things that can prevent a very expensive problem. Over time, caulk can crack, shrink, separate, or develop gaps that allow water to get behind your tub or shower surround. Left untreated, that moisture can lead to damaged drywall, rotted framing, loose flooring, and mold or mildew growth.
Our Tub/Shower Resealing Service includes removing deteriorated caulk, cleaning and preparing the area, and applying a fresh bead of bathroom-grade sealant around the tub or shower as needed.
We recommend inspecting your tub and shower caulk at least once a year and typically replacing it every 2–5 years, or sooner if you notice cracking, peeling, gaps, discoloration, or separation.
A little preventative maintenance today can help avoid a much bigger repair tomorrow.

Give your kitchen or bathroom a quick upgrade with a new faucet. Whether your old faucet is leaking, worn out, difficult to use, or you simply want a new look, we can take care of the replacement for you.
Our Faucet Replacement Service includes removing the existing faucet, installing your new customer-provided faucet, reconnecting the existing water supply lines, and checking the installation for proper operation and leaks.
Replacement shutoff valves, damaged plumbing, drain modifications, or other unexpected repairs may be quoted separately.

A leaking, jammed, noisy, or completely dead garbage disposal can quickly become a headache in the kitchen. We’ll take care of replacing it so you can get your sink back to normal.
Our Garbage Disposal Replacement Service includes removing the existing disposal, installing a new customer-provided disposal, reconnecting the existing drain and electrical connections, and testing everything for proper operation and leaks.
This service is for a standard replacement using existing connections. Plumbing or electrical modifications, damaged drain components, or other unexpected repairs may be quoted separately

Garbage disposal stopped working, humming, or refusing to spin? It doesn’t always mean you need a new one.
Our Diagnose/Free Jammed Disposal Service includes troubleshooting the disposal, checking for common problems, and attempting to safely free a jammed unit and restore normal operation.
If the disposal is damaged, worn out, or cannot be safely freed, we’ll explain what we find and recommend the next step. Replacement parts or disposal replacement are not included and may be quoted separately.

Whether your toilet is cracked, constantly giving you trouble, or simply ready for an upgrade, we can take care of the replacement from start to finish.
Our Toilet Replacement Service includes removing the existing toilet, installing a customer-provided replacement toilet with a new wax ring and standard mounting hardware, reconnecting the existing water supply, and testing for proper flushing, filling, and leaks.
This service is for a standard toilet replacement using the existing plumbing and flange. Damaged flanges, shutoff valves, flooring, drain issues, or other unexpected repairs may be quoted separately.

Have a toilet that keeps running, randomly refills, or seems to be wasting water? A worn or leaking flapper is often the culprit and can quietly waste a surprising amount of water over time.
Our Toilet Flapper Replacement Service includes inspecting the existing flapper, removing the worn component, installing a new compatible flapper, and testing the toilet for proper operation and sealing.
Additional toilet repairs or replacement parts, if needed, may be quoted separately.

Have a toilet that keeps running, fills slowly, or doesn’t flush like it should? Worn-out components inside the tank are often the cause.
Our Toilet Internal Components Rebuild Service includes replacing the fill valve, flapper, and other serviceable components inside the toilet tank as needed, followed by adjustments and testing for proper filling and flushing.
This service is for tank internals only. Toilet removal, tank-to-bowl seals, supply valves, flange repairs, clogs, and other repairs are not included.

Loose, broken, or outdated bathroom hardware can be a small frustration you deal with every day. We can replace or install your towel bar or toilet paper holder and make sure it’s properly positioned and securely mounted.
Our Towel Bar / Toilet Paper Holder Installation Service includes removing the existing hardware when needed and installing customer-provided replacement hardware using appropriate mounting hardware.
Drywall repair, painting, specialty mounting, or repairs from previously damaged or pulled-out hardware may be quoted separately.
Ceiling and Walls

Starting at $175 + Materials
Get your TV securely mounted and ready to enjoy without the hassle. Our TV Mounting Service includes mounting your TV to a standard drywall wall with proper wood-stud support, leveling and positioning the TV, and making sure everything is secure before we leave.
TV and mounting bracket must be provided by the customer. Specialty mounting, masonry walls, hidden wiring, outlet relocation, or additional installation needs may be quoted separately.

Have a door that sticks, drags, won’t latch, or just doesn’t close like it should? Small door problems can quickly become frustrating and may get worse over time.
Our Door Adjustment & Repair Service is designed for common door issues such as sticking or rubbing, loose hinges, alignment problems, doors that won’t latch properly, and other minor adjustments or repairs.
We’ll identify what’s causing the problem and make the necessary adjustments to get your door operating smoothly again.
Replacement hardware, major frame repairs, damaged doors, or more extensive repairs may be quoted separately.

Keep your home’s first line of defense ready when you need it. Smoke detectors don’t last forever, and an outdated or malfunctioning unit may not provide the protection your family depends on.
Our Smoke Detector Replacement Service includes removing the existing detector, installing a compatible customer-provided replacement in the same location, and testing it for proper operation.
Smoke detectors should generally be replaced every 10 years, or sooner if they fail testing, are damaged, or repeatedly malfunction.
This service is for replacement using the existing wiring or mounting location. New wiring, electrical modifications, or troubleshooting electrical issues are not included.

Replace an outdated, noisy, or malfunctioning ceiling fan and get your room comfortable again.
Our Ceiling Fan Replacement Service includes removing the existing fan, assembling and installing your new customer-provided ceiling fan in the same location, connecting it to the existing wiring, and testing the fan and light for proper operation.
This service is for a standard ceiling fan replacement using an existing fan-rated electrical box. New wiring, switches, electrical box installation or replacement, high or vaulted ceilings, oversized fans, or other modifications may be quoted separately.

Broken, worn-out, or outdated blinds and window treatments can make an otherwise great room feel unfinished. We can take care of the installation and make sure everything is straight, secure, and ready to use.
Our Blind Replacement / Curtain Rod Installation Service includes removing existing blinds and installing customer-provided replacement blinds, or installing customer-provided curtain rods and hardware.
This service is for standard installations. Custom sizing, specialty window treatments, trim or drywall repairs, or modifications needed for installation may be quoted separately.

Small holes and drywall damage don’t have to turn into a big project. Our Small Drywall Patch Service is perfect for minor damage up to about the size of an adult hand (approximately 8" x 8").
Service includes patching the damaged area, applying joint compound, sanding, and preparing the repair for paint.
Want us to finish it off? Color-match painting can be added for $50.
Larger repairs, extensive water damage, or specialty texture matching may be quoted separately.

For damage that’s a little too big for a simple patch, our Medium Drywall Patch Service is designed for holes and damaged areas up to approximately 2' x 2' — about the size of a standard couch throw pillow.
Service includes cutting out the damaged drywall as needed, adding backing where necessary, installing new drywall, applying joint compound, sanding, and preparing the repair for paint.
Want us to finish it off? Color-match painting can be added for $60.
Larger repairs, extensive water damage, insulation replacement, or specialty texture matching may be quoted separately.

Give your space a quick update with a new light fixture. Whether your existing fixture is outdated, damaged, or you’re simply ready for a new look, we can take care of the replacement.
Our Light Fixture Replacement Service includes removing the existing fixture, installing your new customer-provided fixture using the existing electrical box and wiring, and testing it for proper operation.
This service is for a standard fixture replacement only. New wiring, electrical box replacement or relocation, troubleshooting existing electrical issues, or other electrical modifications are not included and may require a licensed electrician.

Starting at $250 (1 story / 2,000 sq ft)
Clogged gutters can cause more than just an annoying overflow. Leaves and debris can prevent water from draining properly, potentially leading to fascia damage, foundation problems, landscape erosion, and water getting where it doesn’t belong.
Our Gutter Debris Cleaning Service includes removing leaves and loose debris from accessible gutters and clearing accessible downspout openings to help keep water flowing properly.
We recommend checking and cleaning gutters at least twice a year, typically in the spring and fall, and more often for homes surrounded by trees.
This service is for standard, safely accessible gutters. Heavily clogged downspouts, gutter repairs, gutter guard removal, or unusually high or difficult-to-access areas may be quoted separately.

A clogged dryer vent can make your dryer work harder, increase drying times, raise energy costs, and most importantly, create a serious fire hazard.
Our Dryer Vent Cleaning Service includes removing built-up lint and debris from the accessible dryer vent line and checking airflow to help your dryer operate safely and efficiently.
Dryer vents should typically be cleaned at least once a year, and more often for larger households, homes with pets, or dryers that see frequent use.
If your clothes are taking longer to dry, the dryer feels unusually hot, or you notice a burning smell, don’t ignore it. These can all be signs of restricted airflow.
Repairs, replacement venting, or unusually long or difficult-to-access vent systems may be quoted separately.
Handyman Half-Day
$450
Have a list of little projects that just never seem to get done? Our Handyman Half-Day is an easy way to knock out several small repairs and projects in one visit.
You get up to 4 hours of handyman labor to work through your to-do list. This is perfect for things like hanging blinds or curtain rods, adjusting doors, installing bathroom hardware, minor repairs, furniture assembly, caulking, and other small projects around the home.
Have your list and any customer-provided materials ready when we arrive, and we'll work through as much as we can during your reserved time.
Materials are not included. Time spent obtaining additional materials counts toward the reserved service time. Some specialty work, larger projects, or work requiring additional equipment may require a separate quote.
The Get-It-Done Day

The Get-It-Done Day gives you a full day of dedicated handyman service to tackle the bigger to-do lists around your home. From repairs and installations to adjustments and general maintenance, we’ll work through your prioritized list and complete as much as reasonably possible during your reserved time.
It’s perfect for larger punch lists, new homeowners, getting a home ready to sell, catching up on maintenance, or finally taking care of all those projects that have been piling up.

Materials are not included unless otherwise stated. Some projects may require additional time, specialty materials, or a separate estimate. Work is limited to services Roman Home Maintenance is qualified and permitted to perform.
Prices shown are for standard installations and repairs. Every home and project is a little different, and factors such as accessibility, existing conditions, materials, specialty equipment, or additional repairs may affect the final price. If we find something that changes the price, we’ll discuss it with you before any additional work is performed.
