Terms and Conditions

1. Materials and Mileage

- All materials costs and mileage fees are due in full prior to the start of any work.

- These fees cover the purchase and transportation of required supplies and are non-refundable once materials have been purchased or travel has begun.

2. Labor Costs Under $300

- For projects where the total labor charge is less than $300, payment for labor is due immediately upon completion of the work.

3. Labor Costs Between $300 and $1,000

- For projects where the total labor charge is between $300 and $1,000, a 50% deposit is required before work begins.

- The remaining 50% balance is due upon completion of the project.

4. Labor Costs over $1,000

- For projects where the total labor charge exceeds $1,000 payment for labor completed will be due every 2 days during the course of the job.

- This ensures the steady progress and fair compensation for work performed as the project advances.

5. Payment Methods and Due Dates

- Accepted forms of payment include cash, or electronic payment (as agreed upon before work begins).

- Payments with Debit card will be charged an extra 2.9%. To avoid this charge, pay using one of the methods below.

- DEPOSIT - if you would like to avoid the 2.9% on the deposit, DO NOT select the "Accept and pay deposit", select the "Accept" option and use a payment method below.

- Cash Payments will round DOWN to the nearest dollar.

- Work will not commence until all required upfront payments are received and cleared.

- Payment will be due ‘On Receipt’ unless otherwise stated

- Payments past 7 days due will have a 5% fee added with a minimum of $25.

- Payments past 15 days due will have an additional 5% fee added with a minimum of $25.

- Payments past 30 days due will have an additional 10% fee added with a minimum of $50.

6. Scheduling

- Work will be scheduled once the estimate is marked as “Accepted” and deposit has been paid (if applicable).

- Scheduling is subject to availability and may vary based on material delivery or current workload.

7. Cancellations and Scheduling

- Cancellations made after materials or mileage have been paid may result in forfeiture of those amounts.

8. Work Completion and Inspection

- Upon completion, the client will have the opportunity to inspect and approve the work.

- Final payment (if applicable) is due immediately after satisfactory completion.

- The receiving of final payment is acknowledging that the work completed is satisfactory.

9. Underground Utilities & Post Hole Excavation

- The property owner is responsible for exercising reasonable due diligence to identify and disclose the location of any underground utilities, private electrical lines, irrigation systems, invisible dog fences, low-voltage wiring, septic components, water lines, gas lines, communication cables, or any other underground installations that are not visibly identifiable before excavation begins.

- Roman Home Maintenance LLC will make reasonable efforts to avoid underground utilities, including recommending that public utilities be located through the appropriate utility locating service when applicable. However, private utility lines are typically not marked by public utility locating services and remain the responsibility of the property owner to identify.

- If an undisclosed or unmarked underground utility or private line is damaged during excavation despite reasonable care being exercised, the property owner agrees that the cost of repair shall be shared equally, with each party responsible for fifty percent (50%) of the reasonable repair costs.

- Roman Home Maintenance LLC shall not be responsible for damages resulting from inaccurate, incomplete, or unavailable utility location information provided by the property owner or third parties.

10.Drywall Finishing & Inspection Standards

- Roman Home Maintenance LLC performs drywall finishing in accordance with generally accepted industry standards for a Level 4 drywall finish, unless otherwise specified in writing.

- A Level 4 finish is intended for flat paints, light textures, and normal residential lighting conditions. Minor surface variations, joints, fasteners, or imperfections may become visible under certain conditions, including but not limited to:

Critical or glancing light.

Direct sunlight.

Bright LED lighting.

Flashlights or handheld inspection lights.

Viewing from unusually close distances.

Drywall work shall be inspected under normal standing viewing conditions (approximately 5 feet away) using normal ambient room lighting. Acceptable inspection methods include visual observation from a standing position, use of standard room lighting as installed or typical for the space, and evaluation after primer or finish paint has been applied. Flashlights, work lights, spotlights, laser levels, or other high-intensity lighting shall not be used as the standard for evaluating workmanship.

- Minor cosmetic variations that meet accepted Level 4 drywall finishing standards shall not be considered defects requiring correction.

11. Concealed Conditions & Change Orders

- All estimates provided by Roman Home Maintenance LLC are based on visible conditions at the time of inspection. Unless specifically stated otherwise in writing, estimates assume normal construction methods and do not include repairs for concealed or unforeseen conditions.

- If hidden conditions are discovered during the course of the work—including but not limited to water damage, rot, mold, insect damage, structural deficiencies, code violations, hidden utility lines, damaged framing, deteriorated subfloors, improperly installed previous work, or any other concealed condition that could not reasonably have been identified prior to beginning work—additional labor, materials, and/or time may be required.

- Any work required to correct concealed conditions will be discussed with the property owner before proceeding whenever reasonably possible. Such work shall be considered outside the original scope of work and will require a written or verbal change order approval. Additional charges will apply based on the labor, materials, equipment, and time required to complete the additional work.

- Roman Home Maintenance LLC is not responsible for delays, additional costs, or schedule changes resulting from concealed or unforeseen conditions beyond its reasonable control
